			<content:encoded><![CDATA[<p>My mother and dad gave me a lot of advice such as:<br />
&#8220;Goto school and get a good job&#8221; and &#8220;Work now and play later.&#8221; </p>
<p>Hhhhmmm I did get a good job because of my <a href="http://ForeclosurePreventionInstitute.com">passion</a>, but I&#8217;m<br />
still working.  Anyway, many of you have been offering various<br />
<strong>common sense comments</strong>. So, I thought perhaps<br />
you would like to <strong>post your favorites here</strong>.  I like the<br />
following quote from Ronald Reagan:</p>

			<content:encoded><![CDATA[<h4>             <span style="text-decoration: underline;">September 11th Anniversary</span></h4>
<ul>We are approaching the 9-11 anniversary<br />
and after 9 years we are still fighting in Iraq and<br />
Afghanistan. There has been a lot of controversy<br />
over building a mosque on Ground Zero which is now<br />
considered sacred ground. Last year, we had soldiers<br />
killed in Texas in the name of Islam. This coming Saturday<br />
a Florida minister is threatening to burn about 150<br />
Korans to say enough is enough regarding Islam. Like<br />
Bin Laden and his followers, I think this minister is<br />
an extremist along with his flock of 50. Both have and<br />
can do a lot of damage with their actions. This just<br />
shows how one individual can have a huge effect<br />
on society as a whole.</ul>
<ul> <span style="text-decoration: underline;"><strong>The Cold War Stalled</strong></span></ul>
<ul>The cold war with the Russians seemed to have ended<br />
with the tearing down of the Berlin Wall. Back then we<br />
seemed to have respect of foreign nations through<br />
force and a strong dollar. President Reagan lead the<br />
race to build a missile defense system. Mr. Gorbachev<br />
not able to keep-up consequently gave up and tore down<br />
the Berlin Wall built back after World War II causing the<br />
demise of the Soviet Empire. Overtime though the<br />
communists have relentlessly infiltrated this country and<br />
now we have a bunch of socialists leading our country.<br />
It&#8217;s weakened our country both economically and militarily<br />
to the point that our current president, President Obama,<br />
deems it necessary to go around the world apologizing for<br />
our rude behavior and for promoting freedom, democracy,<br />
and capitalism.</ul>
<ul>
<h4><a href="http://www.americaatrisk.com/">Retaking of America</a></h4>
<p>I think the Japanese showed the world how to play our game<br />
and fairly beat us not by force but through the backdoor &#8216;er<br />
back pocketbook. They proved that Americans would purchase<br />
automobiles from anyone who could build a quality car that was<br />
both fuel efficient and within one&#8217;s budget. We abandoned<br />
in a sense the American made automobile and other products.<br />
The Industrial Revolution was over and the American way of<br />
life including strong unions fluttered away. The big blue chips<br />
moved South and overseas to the new larger growing markets.</p>
<p><strong><span style="text-decoration: underline;">Nuclear Arms Race Renewed</span></strong></p>
<p>Now we are in a different kind of revolution. Nuclear arms<br />
is again escalating. Iran&#8217;s leader and Islam wants America&#8217;s<br />
Head. It&#8217;s again a dangerous world and it seems no mercy<br />
will be shown to Israel or the U.S.. There is no clear enemy<br />
unless you look at Korea. They seem to have quieted down<br />
a bit with Iran taking the lead. Castro of Cuba, an<br />
aged leader, surprisingly pleads with his communist friends to<br />
quiet the rhetoric and threats. Our leaders in Congress also<br />
plead with the Floridian minister to not burn the Koran,<br />
otherwise our soldiers and citizens around the world may be<br />
put in imminent danger. Even the Florida Fire Department says<br />
it is illegal to burn books due to pollution caused from burning of<br />
toxic ink on the paper.</p>
<h4><a href="http://www.americaatrisk.com/">America At Risk</a></h4>
<p>Really &#8211;there is no smoke and mirrors. The Mexican drug cartel<br />
is step-by-step reclaiming Arizona. China has quietly bought up<br />
America&#8217;s real estate and bought all of our debt. United Nations<br />
and the new world order involving the global central banks are<br />
considering backing a different currency other than the dollar.<br />
If this happens, I believe it will be nearly impossible to pay back<br />
the interest let alone the principal to the Chinese. It may be too<br />
late anyhow considering our trillions of dollars in debt. America<br />
may just whither away without a single shot or missile being fired.</p>
<p><span style="text-decoration: underline;"><strong>Awakening The Sleeping Giant</strong></span></p>
<p>I am not an historian or economist at any sense of the word, but<br />
Americans do need to awake. Newt Gingrich is leading the charge<br />
with his <a href="http://www.americaatrisk.com/">movies</a> to awaken this sleeping giant. I don&#8217;t know if we<br />
can positively respond or show any strength or concise direction.<br />
When your poor you just react on a day to day basis like mainstreet<br />
lives today.</p>

			<content:encoded><![CDATA[<p>Parking lots are packed at community colleges with<br />
the start of the new fall semester. I suppose in<br />
this economy the only thing for one to do is to go<br />
back to school to get a different degree or different<br />
training especially if you are young, unemployed,<br />
underemployed, or have lost your business.</p>
<p>Growing-up I was told, “Go to school and graduate<br />
from college so you will have a better job and earn<br />
more $$ in your lifetime.” To some extent that worked<br />
for me. I probably did earn more in my professional<br />
career as a teacher. Sometimes I resented GM<br />
workers with only a high school diploma making more<br />
money than me especially when choosing lay-off.<br />
Within the teacher’s union we did strive to receive pay<br />
and wages similar to the UAW. In any event, I guess<br />
tables have turned although nobody warned me that I<br />
too would be forced to retire early as well. Consequently,<br />
here we all sit contemplating.</p>
<p>As a young retiree, I am forbidden to substitute teach<br />
in a charter or public school within Michigan. I<br />
thought about starting a painting contracting<br />
business, but the EPA requirements are too costly.<br />
Heck, I can’t even plow driveways or have a<br />
garage sale without a license or permit. Maybe<br />
I should move to teach in a different state. Chucks,<br />
my house is underwater!</p>
<p>So schooling may be our only alternative. Possibly,<br />
I could become an attorney and work for<br />
Trott and Trott which is perhaps the largest law firm<br />
in Michigan foreclosing on people’s home in the State<br />
of Michigan. They must be working day &amp; night and<br />
raking in the dough.</p>
<p>Or maybe I could become a doctor? No, too old<br />
and couldn’t afford the malpractice insurance.<br />
How about an appraiser? No, requires expensive<br />
E&amp;O insurance and after my schooling finding a mentor<br />
would be next to impossible.</p>
<p>I’d like to tell Obama it’s not jobs you idiot it’s<br />
Congress’s regulations and policies. How about<br />
revoking NAFTA and Obamacare to start. Otherwise,<br />
we’re going to starve paying for health insurance, but<br />
that’s the idea. We need to reduce the population since<br />
jobs are scarce…that’s another post.</p>
<p>Back to the topic, the general public does have a lot of<br />
time on their hands. So why not sit in a classroom?<br />
Afterall, this might be the next master plan. Have you<br />
noticed the government throwing out generous loans to<br />
people to be retrained? Even high schoolers are being paid<br />
$300 to go back and get their high school diploma so they<br />
can go onto college. It certainly isn’t to get a job.<br />
Almost, anyone whose poor can get one of those student<br />
loans! Have you heard the term, “Become A Lifelong<br />
Learner.” Congress’ policies and licensing regulations<br />
have made this a reality and the next economic bubble.</p>
<p>We don’t have jobs nor income, just debt. Thus, today<br />
and tomorrow, the majority of us will be house renting<br />
not house hunting. Just try qualifying for a mortgage?<br />
What are Obama’s banks to do? Lol</p>
<p>Behold we can still be slaves to the central banks. Like<br />
sheep led to slaughter, everyone is buying into reeducation.<br />
Tuitions rise due to the supply and demand principal.<br />
Thus, costs go up. Maybe we do finally get a job, but wages<br />
a pittance. Like houses, student loans never to be paid off – just pay the<br />
interest or default.</p>

<p>How can you tell if a house is in disrepair?<br />
It&#8217;s pretty easy. Just study and look at the<br />
foundation, walls, and roof. If you notice cracks<br />
and/or leaks then its time for immediate<br />
reconstruction or your house may come tumbling<br />
down.</p>
<p>Yesterday, my husband said that our house is<br />
crumbling at its core and foundation. I said what<br />
makes you say that? He replied, &#8220;Just look around.&#8221;<br />
He rattled off the following symptoms:</p>
<p>1. Many neighborhoods have numerous vacant and<br />
     boarded up homes.<br />
2. The police will no longer respond to breaking and<br />
     entering type calls.<br />
3. Long lines are constantly forming every day at<br />
     utility companies&#8217; billing offices to pay light and<br />
     gas bills to prevent shut-off.<br />
4. People are living now paycheck to paycheck or day<br />
     to day.<br />
5. Family savings are all used up.<br />
6. 1 in 6 families are dependent on government handouts.<br />
6. Officially unemployment nationwide is 9.6%, but<br />
     unofficially it is more like 14.5% and growing.<br />
     Many are actually giving-up looking for a job.<br />
7. Government wages are higher than the private<br />
      sector wages.<br />
8. Strip malls are now nothing more than a bunch of<br />
     vacant storefronts.<br />
9. The sick are avoiding doctors, because it costs<br />
     too much.<br />
10. Many people are planting gardens and canning.<br />
11. City offices are closed on Friday.<br />
12. States are paying their employees in IOU&#8217;s.<br />
13. Businesses are being regulated to death.<br />
14. Big Brother is wanting to shut down blogs like this one.<br />
15. Garage sales and lemonade stands are forbidden unless<br />
        you pay a tax.<br />
16. Marijuana crops are now being advertised by the<br />
       government.<br />
17. Borders are open to illegals and anyone intending<br />
        to do harm.<br />
18. Grandmothers are considered terrorists and so<br />
        must be searched.<br />
19. A sheriff is being sued for upholding the law of the<br />
       land.<br />
20. Marriage is not necessarily between a man and a<br />
        woman.<br />
21. Suicides are up because men can no longer support<br />
        their families.<br />
22. Hope is not to help the homeowner, but in actuality<br />
        a ploy to save the banks from failure.<br />
23. As a nation we spend more than what we earn.<br />
24. And the list goes on and on.</p>
<p>How do you fix this house which is almost in disrepair?<br />
Well, you first start at the foundation by protecting the<br />
Constitution of the United States and the freedoms we<br />
hold dear. Within the foundation one must also reinforce<br />
the cornerstone which is the economy. To jack-up or<br />
boost the economy, one has to then cut taxes to<br />
increase revenue. Next one must reign in its walls by<br />
controlling its borders with army rangers, marines or<br />
mercenaries if need be. To patch the leaks in the roof<br />
one finally needs to stop spending to reduce the debt<br />
load and quit passing laws and regulations that inhibit<br />
business decision-making and investments.</p>
<p>All of these repairs can easily be financed with a reasonable<br />
interest rate and a principal balance reduction so equity is<br />
in sinc with market values. Finally, the dollar needs to be backed<br />
by gold to give stability.   Oh, and don&#8217;t forget to vote on<br />
November 2, 2010 to lock your home with strong<br />
conservative values!</p>

I thought probably thousands of consumers could<br />
use some more tips on how to get rid of zombie debt<br />
collectors. Certainly one way is to simply get a<br />
new phone number as did this couple decide to<br />
do to stop the harassing phone calls. It is<br />
of course easier to do in this day and age with<br />
the onset of cell phones. I am sure the zombie<br />
debt collectors are having some difficulty finding<br />
phone numbers of potential victims. However,<br />
one also receives zombie letters in the snail mail.<br />
Thankfully, postage is getting expensive for these<br />
sleaze balls.</p>
<p>Another tactic for the person who receives a zombie<br />
phone call or letter is to ignore it, but one will be<br />
continually harassed and it certainly does<br />
psychologically accomplish its mission of<br />
destroying one&#8217;s &#8220;peace of mind.&#8221;  If one&#8217;s credit is<br />
already ruined from this economy, then it might not<br />
matter. If nothing else is learned in this era is that<br />
one would be smarter not to have a credit card&#8230;<br />
just ask Dave Ramsey.</p>
<p>It would be smart to do a little personal investigation<br />
to ensure this zombie debt is not &#8220;real.&#8221; Sometimes<br />
zombie debts appear after a Chapter 7 bankruptcy or<br />
after the settling of a debt. The unpaid debt is bought<br />
by these zombie collection agencies for pennies on<br />
the dollar in hopes that one will pay due to guilt<br />
or just to get them to go away.</p>
<p>If a person gets a zombie letter and the account was<br />
real at one time,  he/she can mail them the kept debt<br />
settlement letter or a letter stating that the debt was<br />
discharged in the Chapter 7 bankruptcy. One can give<br />
them the case number and these debt collectors can go<br />
look it up themselves. If one wants to be nice one could<br />
give them the copy of the discharge letter showing<br />
the account as being written off. If the zombie<br />
debt collector continues the harassment, then one<br />
has the right to sue them in court.   Be sure to tell them<br />
to stop all contact and soon after and if not before check<br />
credit report to see what damage has occurred if any.</p>
<p>Now, if one researches and is unsure whether or not<br />
this debt is accurate, then another strategy is to<br />
ask the debt collector to show the note and documents<br />
that prove that one does owe the debt. Also, ask to<br />
see their license for doing business in the state in which<br />
one lives. Asking for the note is just like asking to &#8220;show<br />
me the note&#8221; in a foreclosure. There must be a paper trail<br />
to show that the note has been properly assigned and<br />
transferred.</p>
<p>If a debt collector does sue know that one may still<br />
demand to see the note. It may help to delay the court<br />
action and sometimes these debt collectors cannot<br />
produce the documentation because it&#8217;s been lost through<br />
the continuous selling of these notes. This is wonderful<br />
news for they cannot collect as long as one has<br />
not acknowledged the debt in previous correspondence or<br />
in answer to their suit.</p>
<p>Even if successfully sued in court and are facing<br />
possible garnishment one can also threaten bankruptcy<br />
if need be as an attempt to get the debt collector to<br />
negotiate. This way they get some money versus<br />
nothing in the filing of a bankruptcy. Always try to<br />
negotiate away the fees and interest accumulated,<br />
and try to pay fifty percent or less on the dollar<br />
amount. The judge can act as a referee to determine<br />
what&#8217;s fair if you are unable to successfully negotiate<br />
terms. If you are too emotionally involved or cannot<br />
handle the negotiations for yourself, hire an attorney.<br />
They are good at this.</p>

<p>Yesterday I posted Martin Andelman’s article AMERICA LOST:<br />
Treasury’s meetings with bloggers tells a story that I didn’t<br />
want to hear.  You can find Martin’s article at ML-Implode.com.<br />
Martin Andelman in my opinion is intellectually honest, while<br />
we do not agree politically we do share this common attitude<br />
about the foreclosure crisis.  It is interesting to note that<br />
the bloggers invited to attend Treasury’s meeting were mostly<br />
from the “liberal bloggistsphere” and they all seemed to come<br />
away with the same soured view of what is coming out of<br />
Washington today.</p>
<p>The cat is out of the bag.  From Martin’s article, “This past<br />
August 16th and 18th, when the Treasury Department invited<br />
some bloggers to come hear what Tim Geithner and other nameless<br />
Treasury officials had to say on a range of topics, including<br />
the foreclosure crisis and the Home Affordable Modification<br />
Program, HAMP.  Officials pointed out what may have been an<br />
agonizing process for individuals was a useful palliative for<br />
the system as a whole.”</p>
<p>Palliative:  treating symptoms only: alleviating pain and<br />
symptoms without eliminating the cause.</p>
<p>This is the official government policy of the O’bama regime,<br />
“let the people feel the pain and protect the banks and<br />
financial institutions.”<br />
It is time for individuals to take action!  </p>
<p>Lawsuits and Mortgage Principal Reductions are working.<br />
Loan Modifications make no sense because most people are<br />
upside down and home values are still going down, I think<br />
another 25% just to the baseline of the 120 yr average.</p>
